When are they performed?

Pre-purchase is after buyers have signed a contract in which they have made the contract contingent upon the outcome of a home inspection . Pre-sale inspections are done for the sellers to aid them in preparing their house for sale. Having a home inspection performed on your new home before your 1 year warranty expires is vital to inform you of problems existing in the home before the warranty expiration.

A home inspection which is a contract contingency, must be performed within 10 days after the contract is signed. Most home inspectors prefer to have the buyer present during the inspection so they can see first-hand any conditions identified by the home inspector. This reduces the number or questions that may arise after a home inspection is performed and aids in completing the contract contingency.
